      This area has some good points and bad points there. The water flow in the woods has been changing a lot since they took an adjoining meadow and (without adding drainage) turned it into an ever-so-important soccer pitch. I was just musing about how I bet in 10 years the current creek that runs through the south end will be running through what is woods now. They develop with no concern for long-term consequence.
